More than 70 properties in Budapest and 10 years of experience

I started to travel in 2004 and it was in Sydney when I first discovered the world of hostels. Back then I either rented a bed for a few nights or – if I had a little more money – stayed in a motel; I would’ve called myself lucky if I could sleep at a friend’s of a friend! It was in 2009 when I first heard about short-term renting and I tried it as soon as I could. I really liked it! It seemed very fresh even though it is not unprecedented. In all of my childhood we would rent places similar to that in Italy, in Croatia at the beach or in Austria when skiing; still, it feels different – and very cool for that matter! – in a city environment. Anyway, I was able to experience what these apartments could offer and I even rated them regarding comfort, hospitality and being better than one another.

I was living in London in 2010 when I first had the opportunity to see how a system like this works. I started to work for a startup (www.wellrent.com) and tried to introduce it to the London market. At this point I realized that there were at least 10 similar websites that tried to break into and monopolize the same market. I became familiar with the concept of apartment management and soon I was so involved that in a blink of an eye I was meeting the guests at the door. One year was enough for me to realize that it wasn’t really a new concept in London and it wouldn’t be easy to break into the market.

I moved back to Hungary in 2012 and continued to work for WellRent as a dispatcher. This job provided the all round experience – I found myself in between the landlords and the guests. I was in contact with a lot of hosts and observed their good ideas along with their mistakes; I learned how to make the best out of the given circumstances. I also got familiar with the diversity of the needs of the guests and how to fulfill those.

I finally decided in 2013 – after experiencing the side of the guests, hosts and advertisers – that I wanted to be a HOST. I found an adventurous owner and started to manage his apartment on the Bajcsy-Zsilinszky Road and it was quite successful. Two new owner found me soon and I started to get more involved. My experience was an obvious advantage and the market started to grow so it was only a matter of time to find myself managing 10 apartments; and my portfolio has only been expanding since then.

After I got in contact with more and more properties and owners I started to get requests regarding the market’s other aspects. Someone had an apartment but not in the city centre or wanted to sell their small flat to invest in a bigger one, which would require a renovation… With the growth of the needs we finally arrived here.

Where exactly? Well, to the point where – thanks to a global pandemic – the world and the real estate market is upside down again. This is bad news for the landlords and the sellers, not so much for the tenants and investors. Possibility or disaster? How should we react in a situation like this?
