  1. Consulting, calculation. We set the goals and consider the possibilites with keeping the sources in mind. We select the location, determine the condition of the property and renovate it to suit the method of use (short, mid or long term renting)
  2. Buy. Our attorneys and real estate agents make sure that there isn’t any issue with the procedure and that you buy the property at the most favourable price.
  3. Renovation and interior design. Our experts take care of this part of the process attentively with high quality and fast pace. Time is a particularly important factor in this case since the longer the renovation takes the later the investment makes profit.
  4. Rent. We find the right tenant whom we oblige for credit and/or background check. We sign a contract covering every detail with our attorney involved and the tenant needs to make a statement of comittment in front of a notary public in regards the moving out. It is crucial to insure the property owner since property rights are stronger than ownership rights in Hungary, so in case of a problem it is quite hard to make the tenant to move out.

  6. Moving out and looking for a new tenant. Getting the property back from the tenant in the best possible condition is very important. We check the place and compare it with documentation made at the moving in. In case of an event resulting in any damage we recover the fee of the repairs or replacements. We make the property ready to be rented out as soon as possible and look for a new tenant. Minimizing the time elapsed between the two tenants is crucial in real estate investment.

I started to work for a start-up company specialized in short-term renting 9 years ago in London where I was responsible for customer service. I was part of the development as well so I’ve gotten familiar intimately on how the market works.

This was my first encounter (as an opponent) with Airbnb which became the market leading platform in short-term renting by now. I really liked this new possibility which revolutionized the travel habits. I figured the only way to get more involved in this progress is if I became a host too and offered accomodation to tourists. I came back to Budapest in 2013 and started to use my first apartment as an Airbnb. Since then I have 60 apartments and 45 satisfied customers in my portfolio.
